6 Days to Becoming a zlien Pro – Day 4: Using Your Lien Deadlines to Your Advantage

So you know what liens are, you have your own lien policy to back it up, and you have even put some projects into your Lien Pilot account… now what?  It’s time to track your deadlines and file some documents!

Knowing your deadlines is paramount in protecting your lien rights. If you miss a deadline to file a notice, you run the risk of forfeiting your right to file a lien. And if you miss your deadline to file a lien, you might have lost your chance to secure your invoice. Yikes!

Note that your project deadlines are calculated from the project dates you put into the Lien Pilot, so be sure to put in the first and last date of furnishing (even if they are estimated).

Where Do I Find My Lien Deadlines?

There are a few places where you can find the deadlines associated with your projects. Although you will see your project deadlines all throughout the Lien Pilot, here we will run through the four best places to find them.

Of course, the first step is to log into your Lien Pilot account:

1. The Deadlines Tab

This is the primary method for viewing your deadlines.  See the picture.

From this view, you can see the document type, the project name, the due date, and if you press the drop-down you will see a brief description of the related document. You can also file a lien or notice directly from the Deadlines tab by clicking the “File it Now” button next to the corresponding project.

If you have a number of projects, you can sort by deadlines coming up in the next 30 days, the next 90 days, by month, by year, or you can simply view all.  You can also change the amount that you view on each page, and you can even print the deadline report for you reference.

Lastly, you can download your deadlines in calendar format, or subscribe to an RSS feed for you deadlines to keep you up to date. Simply look on the left side of the deadlines page to sign up!

2. The Projects Tab

While the projects tab is dedicated to a high level overview of each project in the system, you can also quickly view your deadlines for the project. See the picture below.

This view shows you the project name, the amount due (which you can edit by clicking the pencil and pad icon next to the number), the next deadline and the document associated with the deadline. You can toggle between the number of days until the deadline and the actual deadline date by clicking the red, yellow, or grey deadline circle.

3. Project Information Page

Your Project Information Page will have all of your project-relevant deadlines, similar to how it is listed on the Projects Tab. See the picture below.

You will also notice that this page gives you the option to add, edit, or remove any dates that need to be updated. Keep these dates as up to date as possible to make sure your deadlines are accurate.

4. Deadline Email Report

Once you have entered projects into the system, and you have begun ordering documents, you will receive a monthly email (a weekly option is available) of the past month’s activity and the deadlines in the coming month. From this report, you can gauge which projects you should be paying the most and closest attention to.

Your projects lien rights live and die by their related lien deadlines, and as we have discussed your lien rights are the key to securing your invoices and getting paid.  Making sure you know where your deadlines are and how to use them will bring you one step closer to tightening your collections funnel and becoming a zlien pro!
